What kinds of projects do you take on?
Interior remodels (kitchens, bathrooms, whole homes, flooring, paint), ADUs and additions, exterior work (paint, windows and doors, roofing, stucco), energy-efficient upgrades (insulation, windows, cool roofs, ducts) and outdoor living (pavers, artificial turf, patio covers, driveways). One project or several at once.
Are estimates really free?
Yes. We come out, look at the space, talk through what you want and give you a written scope and price. There is no charge and no obligation.
Do you handle permits?
Yes. Where a project needs plans and permits, such as ADUs, additions, structural changes, re-roofs and many window and electrical jobs, we include them in the scope and schedule.
Can you do inside and outside work on the same project?
That is what we do best. Remodel the kitchen, upgrade the windows and redo the backyard under one contract, with one crew lead coordinating everything.
Which areas do you serve?
All of Los Angeles County, including Los Angeles, the San Fernando Valley, Pasadena, Glendale, Burbank, the Westside, Long Beach, the South Bay and Santa Clarita. See all service areas.
How do I get started?
Call (213) 573-0333 or email [email protected]. Tell us a little about the project and we will set up a time to come out.
FAQ

Interior Remodeling

Something else on your mind? Call and talk to us directly, no forms and no call center.

Call (213) 573-0333
Can you remodel the kitchen and a bathroom at the same time?
Yes. Running them together shares the demolition, plumbing and electrical work and usually shortens the total time compared with two separate projects.
Do you help with design and material choices?
Yes. We help with layout, and we walk you through cabinets, counters, tile, fixtures and finishes, with options at different price points.
How long does a kitchen remodel take?
A cabinet-and-counter refresh can take a few weeks. A full remodel that moves walls, plumbing or gas usually takes longer, mostly depending on permits and cabinet lead times. We give you a schedule with your estimate.
Can you move the sink, range or walls?
Usually, yes. Moving plumbing, gas or walls adds work and often a permit, and we plan for both up front so there are no surprises.
How long does a bathroom remodel take?
A typical full bathroom remodel takes a few weeks from demolition to final fixtures. Custom glass and special-order tile can add time, and we include that in your schedule.
Can you turn my tub into a walk-in shower?
Yes. Tub-to-shower conversions are one of our most common jobs. We remove the tub, rebuild and waterproof the base, and build the shower in the same footprint.
Do I need to move out for a whole-home remodel?
It depends on the scope. If the kitchen and every bathroom are being done at once, most people stay elsewhere. A phased plan can let you stay home.
Can you remove a wall to open up the kitchen?
Often, yes. Load-bearing walls need a beam sized by an engineer and a permit, and we handle both.
Which flooring is best for a home with kids and pets?
Luxury vinyl plank is usually the best balance: waterproof, scratch-resistant and comfortable. We can show samples at the walkthrough.
Can you install new flooring over the old floor?
Sometimes, but we usually recommend removing it so we can check and fix the subfloor. That is what makes a new floor last.
Do you move furniture?
Yes. We move and cover furniture in each room and put it back when we are done.
Can you paint kitchen cabinets?
Yes. Cabinet painting is a cost-effective way to update a kitchen when the boxes are still in good shape.
FAQ

ADUs & Additions

Something else on your mind? Call and talk to us directly, no forms and no call center.

Call (213) 573-0333
Do you handle the plans and permits?
Yes. We coordinate the drawings and structural engineering, submit to the city, answer plan-check comments and schedule every inspection.
How long do permits take for an ADU or addition?
It varies by city and project. Plan check can take from several weeks to a few months. We give you a realistic timeline for your city at the estimate.
Can I build an ADU on my property?
Most single-family lots in Los Angeles County qualify for at least one ADU. Size, height and setbacks depend on the lot and city. We check feasibility at the first visit.
How long does it take to build an ADU?
Plans and permits often take a few months, and construction of a detached ADU typically takes several months after that. Garage conversions are usually faster.
Is a garage conversion cheaper than a new ADU?
Usually, because the foundation, walls and roof already exist. The final cost depends on the garage condition and how much plumbing and electrical is needed.
Do I need to replace the parking?
In many cases, state ADU law removes the replacement parking requirement for garage conversions. We confirm the rules for your city.
Should I add on or build an ADU?
If you want more space for your own household, an addition usually makes more sense. If you want a separate unit for rental or family, an ADU is often better. We can price both.
Can you add a primary suite with a bathroom?
Yes. Primary suite additions with a walk-in closet and full bathroom are one of the most common additions we build.
Can my house support a second story?
Many can, sometimes with foundation or wall reinforcement. A structural engineer checks the existing house as part of the design.
Can we live in the house during a second-story addition?
It depends on the scope. When the roof comes off, most families move out for part of the project. We plan the schedule with you up front.
Does my house need a seismic retrofit?
Raised-foundation homes built before about 1980 often do, especially if they have cripple walls under the first floor. We can look at the crawlspace and tell you what is there.
Are there programs that help pay for a retrofit?
California has run programs such as Earthquake Brace + Bolt that help some homeowners pay for qualifying retrofits. Check their website for current eligibility.
FAQ

Exterior

Something else on your mind? Call and talk to us directly, no forms and no call center.

Call (213) 573-0333
Should I re-roof before I paint?
Usually, yes. Roofing work can damage fresh paint along the eaves and walls, so we schedule the roof first.
Do I need a new roof or just a repair?
A leak at one flashing or pipe is usually a repair. Widespread worn underlayment or brittle shingles usually mean a re-lay or replacement. We show you photos so you can decide.
What is a tile re-lay?
We remove the existing tile, replace the underlayment and flashing, then reinstall the tile. It fixes most leaks on older tile roofs without buying all-new tile.
How long does exterior paint last in Los Angeles?
With proper prep and quality paint, many exteriors go years before needing a repaint. South- and west-facing walls fade fastest.
Can you help choose colors?
Yes. We can paint test patches on the house so you can see colors in real light before deciding.
Retrofit or new-construction windows?
Retrofit windows fit inside the existing frame and avoid stucco work. Full-frame replacement fixes rotted frames and gives the best seal. We recommend the right one for each opening.
Do window replacements need a permit?
Many do in Los Angeles County, especially when the opening size changes. We handle it.
Can you match my existing stucco texture?
In most cases, yes. We match the texture, then paint the wall so the patch disappears.
FAQ

Energy Efficiency

Something else on your mind? Call and talk to us directly, no forms and no call center.

Call (213) 573-0333
Which energy upgrade should I do first?
In most LA homes, attic insulation and sealed ducts give the biggest improvement for the money, followed by windows and a cool roof when the roof is due.
Are there rebates for energy upgrades?
Utilities and state programs sometimes offer rebates for insulation, windows, cool roofs and HVAC upgrades. Programs change often, so check your utility’s website for what is available now.
How do I know if my attic needs insulation?
If you can see the ceiling joists, or the insulation is thin, flattened or patchy, it almost certainly needs more. We check it at the walkthrough.
What is a radiant barrier?
A reflective layer under the roof that blocks much of the sun’s radiant heat from reaching the attic floor. It works well in sunny Southern California.
Do new windows really make a difference?
In rooms with big west- or south-facing windows, the difference in comfort is usually immediate. They also help a lot with street noise.
Does a cool roof have to be white?
No. Many cool-rated shingles and tiles come in normal colors, including greys and browns.
Do I need a panel upgrade for an EV charger?
Often, yes, especially on a 100-amp panel. We check your current panel and loads and tell you what is needed.
How long is the power off?
Usually most of one day. The utility disconnects and reconnects service, and we schedule it with them in advance.

Outdoor Living

Something else on your mind? Call and talk to us directly, no forms and no call center.

Call (213) 573-0333
Can you do pavers and turf in the same project?
Yes. Most of our backyard projects combine pavers, turf and sometimes a patio cover, built in the right order with one crew.
Pavers or concrete?
Pavers cost more up front but resist cracking, are easy to repair and look more finished. Concrete is less expensive for large plain areas. See concrete work.
Will weeds grow between the pavers?
A proper base, weed barrier where needed and polymeric sand in the joints keep weeds to a minimum.
Is artificial turf good for dogs?
Yes. Pet turf with a draining backing and the right infill handles dogs well and rinses clean.
Does artificial turf get hot?
It can get warm in direct summer sun. Lighter colors, certain infills and some shade help, and a quick rinse cools it fast.
Do patio covers need a permit?
Attached and larger patio covers usually do in Los Angeles County. We handle the permit and inspection.
How long before I can drive on new concrete?
Usually about a week for cars, and longer for heavy vehicles. We give you timing for your pour.
Aluminum, vinyl, composite or wood?
Aluminum slat and vinyl need almost no maintenance and suit modern homes. Composite looks like wood without the upkeep. Wood is warm and affordable but needs sealing every few years.
Can you automate a driveway gate?
Yes. We install sliding and swing gate operators with remotes, keypads, intercoms and safety sensors, and run the power for them.
