Framed and sheathed hillside ADU with trusses and hold-downs
Second-story additions · Los Angeles County

Build up, not out.

Add a full second floor or a partial second story without giving up your yard, with engineering, permits and a roof-to-foundation plan.

Second stories

More house on the same lot.

On smaller lots, going up is often the only way to add real square footage. A second story needs an engineer to confirm the existing foundation and walls can carry the new load, and often some reinforcement.

We plan the stairs, structure, utilities and roof together, and sequence the work to keep the house protected from weather throughout.

Can my house support a second story?
Many can, sometimes with foundation or wall reinforcement. A structural engineer checks the existing house as part of the design.
Can we live in the house during a second-story addition?
It depends on the scope. When the roof comes off, most families move out for part of the project. We plan the schedule with you up front.
