House shored on steel stands during foundation work
Foundation & seismic retrofit · Los Angeles County

A stronger house, from the ground up.

Foundation repair and replacement, anchor bolts, hold-downs and cripple-wall bracing to help older homes stay on their foundations in an earthquake.

Foundations

The part of the house everything sits on.

Many Los Angeles homes built before the 1980s sit on foundations without proper anchor bolts, or on unbraced cripple walls. In a strong earthquake, those houses can slide or collapse off the foundation.

We shore the house safely, repair or replace failing foundation sections, and install anchor bolts, hold-downs and plywood bracing to tie the house to the foundation.

Seismic retrofit

Bolted and braced.

Anchor bolts and plates connect the mudsill to the foundation, and hold-down straps tie the framing down. Combined with plywood on the cripple walls, they keep the house on its foundation when the ground moves.

Does my house need a seismic retrofit?
Raised-foundation homes built before about 1980 often do, especially if they have cripple walls under the first floor. We can look at the crawlspace and tell you what is there.
Are there programs that help pay for a retrofit?
California has run programs such as Earthquake Brace + Bolt that help some homeowners pay for qualifying retrofits. Check their website for current eligibility.
Can you replace an entire foundation?
Yes. We shore the house, remove and replace foundation sections in stages, and tie the house back down to the new foundation.
